Esperanza Charter School Facility Needs
La Academia de Esperanza had reached a critical impasse when we began working with them. Their program was very successful, and had a waitlist several years long. The School, however, had no space to expand its program. So, they were in urgent need of a new school facility. Moving forward with this project, we had to keep real estate expenses below 20% of the School’s operating budget. This was to ensure the affordability of the project for the school.
Esperanza Charter School Facility Project
CSPS secured a 3-acre parcel containing a 20,875 square foot single-story building. The building, located in southwestern Albuquerque, was previously used by the State of New Mexico for office space. After acquiring the property, we proceeded with completely retrofitting the building to suit the schools needs. As a result, the building now has multiple science labs, a yoga studio, woodworking room and prep kitchen. To ensure that the school had an extensive outdoor campus, CSPS ended up negotiating a multi-year lease with a fixed right to purchase a vacant 2.8-acre land parcel adjacent to the property.

In conclusion, La Academia de Esperanza took occupancy of its modern new facility and solidified its place as one of Albuquerque’s most successful programs to help students in high-risk situations. Esperanza has a fixed purchase option, and its real estate expenses are significantly less than 20% of its operating budget.
