M.A.S. West Charter School Facility Needs
Mission Achievement and Success (M.A.S.) is a public charter school located in Albuquerque, NM. Our firm has been hired to help finance, design and build the new M.A.S charter school facility. Through the years, MAS has become quite successful. They are one of the top performing academic schools in all of New Mexico. Because of this, they accrued a wait list of over a thousand families. So, MAS decided to open a second location in 2018 to accommodate the local community and its educational needs.
Our firm had the pleasure of working with M.A.S. back in 2012 to help them house their original school. You can read about that project here. Joining forces with them again in 2018 we helped them to purchase a westside property. Once the property belonged to M.A.S., we helped them place portable classrooms on the new site. This officially kickstarted their second location. As a second project in 2018, we secured financing for and managed the construction of a 16,000 square foot gymnasium and cafeteria. This beautiful new building now hosts many sports events at MAS’s original location. Now in 2021, we have teamed up with M.A.S. yet again. This time, to build a state-of-the-art school facility for their growing second location.
With their second location is its third year, M.A.S. has an enrollment of 1,100 students in grades pre-kindergarten through grade 8. They plan on expanding their program to include high school grades by 2026. MAS also has the goal of growing their enrollment to 1,560 students.
M.A.S. West Charter School Facility Project Overview
With a total project budget of $46 million, we are financing and developing the new M.A.S. charter school facility and grounds in two phases. The 16.56 acre site for the future M.A.S facility is located at 1255 Old Coors Drive SW, Albuquerque, NM. The property is currently in escrow as our team finishes negotiations for the land purchase. A total of 109,413 square feet of building space will be constructed between two buildings. The first building being built in Phase I and the second in Phase II. We will make various other site improvements as well.
Phase I Explained
Our firm has secured $25 million is private revenue bonds for Phase I. We are using these funds to purchase the above mentioned real estate, and the remaining balance will fund Phase I site improvements. The improvements for Phase I include a contemporary 56,268 square foot, 2-story administrative and classroom building. This building will house M.A.S’s pre-kindergarten-8th grade classes. Also on the docket for Phase I improvements include: an athletic field consisting of a high school regulation size football field, a synthetic track, and field event areas. We will also be installing night lighting, a pick-up and drop-off parent loop, parking lots, a bus drop-off area and site landscaping. Our firm will also manage the construction of some off-site improvements required by Bernalillo County and DOT. By the time Phase I is complete, 11.86 acres of the campus will be improved.
Phase II Explained
We will secure $21 million in 2022 to finance and implement Phase II improvements. The improvements planned for Phase II include the construction of a modern 53,145 square foot, 2-story building that will house M.A.S.’s High School. Other improvements planned for Phase II include the installation of playgrounds, basketball courts, and additional parking areas. The entire site, or 16.56 acres, will be improved by the time Phase II is complete.
